  • Location of the project
  • A detailed description of the work to be performed, including materials to be used

  • Permits, rules, and codes. Removing and/or installing a roof typically requires a permit. Make it clear who is responsible for obtaining the permit as well as who is responsible for making sure any work done on the property conforms to HOA rules and/or local codes.
  • Failing to address the use of sub-contractors. Like many roofing contractors, you may use sub-contractors from time to time. Be sure to make it clear that you may utilize sub-contractors in your contract and that it is your obligation to pay those sub-contractors.
  • Not anticipating changes or additions.  Either the Contractor or the Owner may want to make changes to the proposed work after the contract is signed. Moreover, if the job requires an old roof to be removed, it is common to find additional repairs that must be handled before a new roof can be installed. Be sure to allow for these changes and/or additions as well as requiring them to be in writing and signed by both parties.
